If you want to know the value of your property, we work with certified real estate appraisers.

During the appraisal process, the type of research is selected, the required data are collected, and the appropriate method is selected to determine the final commercial value of your property. The assessment is made either by the comparative method, or by the residual method, or by the income method or by the analytical income method depending on the type of property.

The necessary documents for the Assessment are a recent Topographic Diagram, a copy of the property titles (contracts), certified copies of the executive and the plans of the building permit and the copies of the Land Registry Certificates.

For the Valuation process is done by conducting an autopsy and photographing the property, by collecting all the necessary documents, by collecting information about the area where the property is located, by examining the objective and commercial values of the property and the area, by the examination of the suitability of the area, with the research for study of an act or application of the Land Registry, with the research of statics and technical study of the property if it is a building and with the collection of factors shaping the value of the property and research of supply and demand.

In case you assign your property to us, its valuation is provided by us for free, but if you do not want the assignment to us and you just want an estimate of your property for future use then the fee is after consultation with our partners.

"Exoikonomo Autonomo" is a co-financing program for the energy upgrade of houses and concerns single-family houses, apartments and multi-family houses.

The notary does not represent either the buyer or the seller, he is a civil servant and with his own presence the contracts are read, understood and signed. The notary then prepares the draft agreement and is responsible for certifying and recording the transaction in the public registers so that the buyer receives a notarial deed for the property.

Electronic building identity (EBI) is the process of creating an electronic file, building or divided horizontal property (Apartment), which includes all the information of the property. Through the Electronic Identity, citizens' property is protected as all changes to the property will be recorded. In this way, transparency is also achieved in legal transactions (transfers). The owner will have all the information immediately available (eg title deeds, building permit, etc.).

The supporting documents included in the HTK file are:

  1. Executive of the construction permit of the building .
  2. Plans accompanying the building permit .
  3. Energy efficiency certificate of the building or its parts.
  4. Construction inspection certificate, if issued.
  5. Declarations of subjection to laws of suspension of imposition of sanctions on arbitrary.
  6. Engineer's certificate of no tampering.
  7. Plans, which depict the building in its actual condition when it does not appear from the plans of the building permit.
  8. Structural vulnerability report and the static adequacy study, if required.
  9. Millimeter table and building cost allocation study, if required.
  10. Certificate of Completion for Electronic Building Identity.

For the HTK acquisition process you must:

  1. Contact our office for information about the property.
  2. Collect the required supporting documents (building permit plans, etc.).
  3. Visit to the property for autopsy/imprinting.
  4. Imprint for the Energy Performance Certificate (in case it does not exist).
  5. Static adequacy check (if required).
  6. Submission of the required supporting documents in the electronic system of the TEE.

After completing the required studies and documents, the following are issued:

  1. The Certificate of Completion.
  2. The Construction Control Certificate from the Construction Service.

The Golden Visa is the right given to citizens from third countries to proceed with the acquisition of real estate with a value of more than 250,000 euros or a capital contribution of at least 400,000 euros in a company that has its headquarters or establishment in Greece or in the Market of shares, corporate bonds or Greek government bonds with an acquisition value of at least 800,000 euros to obtain a residence permit in Greece which is defined by law at 5 years.

It is essentially a residence permit and although it was not originally granted for five years, the law now provides that it remains in force as long as the beneficiary owns the property or the investment. After a few years, in fact, the owner or the investor automatically receives the citizenship for himself and his family, a fact that secures him the "European" passport.

However, the Greek state has made some substantial changes where according to the new provisions, third-country nationals who have sufficient resources to cover living expenses will not be able to renew their residence permit if they are absent from Greece for a period of time exceeds six months.
